What do homebuyers want in a home post-MCO?

2020-10-12

Bank Negara Malaysia (BNM) had announced a cut on the OPR by a total of 125bps year-to-date to an all-time low of 1.75%. That means the gap between financing and owning a property has been reduced significantly. Homebuyers who are looking to purchase their first property since the movement control order (MCO) would be keeping a keen eye on the market for not only the best deal but also a home place that will be able to satisfy their requirements for a more holistic lifestyle.

Having experienced a certain sense of being home-bound for weeks with no knowledge on when life will return to normal, people want a very specific laundry list of features that will inspire them to save up for their dream home.

A space for everyone
The desire for more space is high on people's home wish list right now. After being indoor for most of the time this year and faced with growing families, people are longing for more space-especially outside and not necessarily just for their kids. Pet owners are constantly looking for space for their pets to run around. Pet-friendly parks and grooming stations have become a standard amenity in multi-family communities and yards have become must-haves for many homebuyers.

The Loop for jogging and cycling.
A good town that is mindfully planned with well thought through design solutions will be able to support this new norm, be it the growing needs of working from home, multi-generational living, lush pet-friendly Central Park with lakes or a community mall that houses necessities just a short stroll away from home.

Well-known for its vibrancy, twentyfive.7 is a 257-acre township by Gamuda Land touted as the next town centre of Kota Kemuning. Gamuda Land believes that "getting the places right makes the town work" so the township is designed to enhance community interaction and enable active lifestyle through mindful placemaking that shape the township's vibrant personality.

From the home place, play place, working place, pet-friendly park place, learning place to eating and shopping place, every aspect of twentyfive.7 has been carefully laid out by the quayside so lifestyle and convenience is within easy access. Featuring a Central Park with lakes; The Buzz.ar; Quayside Mall that houses Jaya Grocer, MBO Cinemas, abundant F&B selections, Harvey Norman, pharmacies, a school and more, twentyfive.7 is a self-sustained town.

"twentyfive.7 is a vibrant boutique township so the town's best features are easily reachable through a 7km network of pedestrian and a bike friendly walkway known as The Loop. We lined the walkway with rows of trees to shade the community from our tropical sun. Since the MCO, people appreciate having both nature and conveniences such as grocery shopping and food services nearby," said Lam Sew Chee, General Manager of twentyfive.7 adding that residents can meet their daily needs, get the much-needed fresh air, respite and relaxation while being surrounded by lush greenery. The wide array of public spaces also helps spread out the users in twentyfive.7, making outdoor activities possible in a less crowded setting.

Flexible layouts with more privacy
Families especially those having multi-generation under one roof has found it challenging to manage their personal lives at home during the lockdown with various on-going activities ranging from schoolwork or working remotely to cooking, resting, watching tv or reading a book all happening simultaneously. So homebuyers are now looking for options where they are able to enjoy quality family time while being able to remain some sense of privacy.

Luxura's Interior.
While twentyfive.7 offers a plethora of homes, the Luxura designer link villas befit the changing market needs. These homes take into consideration the many hours that people spend at home conducting a myriad of functions. Hence the two- to-three storey open-plan home layout features flexible living spaces, double-volume dining spaces and private family areas, complemented with wheelchair friendly features on the ground floor.

Not surprisingly, one of the features on the wish list is to have a kitchen size maximized for meal preparation as people are doing more home cooking amidst the pandemic. Luxura features a double loading kitchen, so both sides of the kitchen can be fitted with cabinets for storage. Having an airy and naturally lighted kitchen is also a desirable feature for homebuyers as much as sufficient space to fit an island to ease meal preparation.

Flowing outdoor in
Gamuda Land explored methods to blend indoor with outdoor living spaces so that residents can both step out onto a rooftop deck to enjoy breathtaking lake views or withdraw to savour the comfort of a private sanctuary within their home.

Homebuyers have the luxury of choice to select units with a patio on the ground floor, a roof terrace on the second and third floor or a lakefront unit where they can enjoy being outdoor yet away from crowd.

"At Gamuda Land, we design homes that can maximise natural lighting of up to 70% with floor-to-ceiling windows and skylight. Beamless and open space layout ensures that our homes will be able to fit an island and a dining table comfortably," Lam explained. One of the things the pandemic will leave a lasting impact on our home would be healthier habits that we acquire during this period such as sanitisation of ourselves at our home foyer as well as storage space for our store supplies and fresh groceries. Luxura features ample foyer space as well as storage and utility space on the ground floor.

Enhanced connectivity

With power, connectivity, smart appliance and mindful design to integrate various aspects of the community's lifestyle, Gamuda Land invests upfront to have these infrastructures ready prior to vacant possession so residents can enjoy a fuss free lifestyle when they move in. A two-year complementary high-speed broadband access enhances the overall living and working experience while RFID touchless access into the township and a built-in Google smart home system keep our hands-free given the heightened hygiene concerns.
